As a Broker in Toronto East’s Land Division, Brad Warren has a vast background in land sales and development over the past 39 years. Brad has assembled large tracks of land, and has negotiated numerous transactions and joint ventures with many large developers and builders. He continues to enjoy excellent working relationships with many top executives in the real estate development industry.
Brad’s involvement in real estate has deep family roots stemming back to 1940, when his grandfather founded W.J. Warren Real Estate. Joining his father in the company in 1981, Brad specialized in the sale of farms, land, and development properties in Scarborough, Markham, Stouffville, and the surrounding areas. By 1985, he expanded his practice into the development of various commercial, industrial, and residential development properties.
Among other innovative projects, Brad founded and developed Markham’s Swan Lake Village, the first major adult lifestyle community in the Greater Toronto Area. After purchasing 142 acres on 16th Avenue, he proceeded to work with the Town of Markham to resolve the issues with the property, including serious environmental concerns surrounding the lake/filling operation. Having overcome all the obstacles, the community is now home to more than 1,500 seniors. In June 2013, Brad was honoured with a gala celebration and award presentation by Mayor Frank Scarpitti and Swan Lake resident Lloyd Robertson; Swan Lake is recognized as one of the prime Adult Lifestyle Communities of Ontario.
Brad’s extensive involvement in this and other projects as founder, developer, broker, as well as sales and project manager has built him a solid understanding of all aspects of the industry – a foundation of practical experience that informs all aspects of his work. Among other community involvement, Brad spent 3 years on the Markham Advisory Committee and 9 years on the Unionville Home Society Foundation.
Brad collaborates with a number of fellow Brokers to better serve his clients. Over the past 5 years he has also established excellent working relationships with Foreign Investors with many major sales to his credit. He continues to represent many of the key Builder/Developers in Southern Ontario.
Bringing 41 years of experience, Stephen Connell is an award-winning Sales Representative and Senior Vice President in Cushman & Wakefield’s Toronto East office. While his expertise lies in industrial/office sales and leasing, and design builds, Stephen also brings extensive experience in land sales.
Stephen began his career as a key stakeholder in a family commercial real estate company. This gave him a unique window into the area allowing him to gain extensive market knowledge during a time of dynamic change in the North East Toronto region. Stephen and his family have deep roots in the Unionville Markham area. He has been an active member of the community for many years in many capacities. This gives Stephen a unique insight into Markham’s development history and its impact on its residents.
Specializing in the North East Toronto market during his time with Cushman Wakefield, Stephen has had the opportunity to work with many prominent development groups such as the Remington Group, H&R Developments, the Lindvest Group, Orlando Corporation and other major developers. He has also had the opportunity to work with various municipal groups such as Build Toronto, the Ontario Realty Corporation and the City of Markham.
He is an expert in determining client needs and matching them with all available options in the market. By utilizing his practiced negotiation skills, and vast market knowledge Stephen has successfully facilitated the move into the North/ East Toronto region of many businesses. Stephen specializes in identifying and parceling land for development. He accomplishes this by conducting extensive market research involving hands on exploration, driving to prospective sites and aerial analysis hiring private pilots to take photos of possible development areas.
His service repertoire also includes facilitating design builds of large manufacturing, office/ distribution facilities, multi-tenanted and single user buildings as well as sales and leasing. He also assists clients in navigating financial and environmental issues impacting project development, by conducting market intelligence, and financial analysis.
He has consistently won the Award of Excellent for outstanding performance since joining Cushman & Wakefield (formerly Royal LePage Commercial Inc.). In 2014, Stephen was awarded the Industrial Lease of the Year Rex Award for the Hyundai-Mobis Parts Distribution Centre (550,000 sf) transaction. In 2014, Stephen was also, one of the Top 10 National Producers for Cushman & Wakefield.
